Realtors Confirm: Home Staging is Well Worth the Cost—Here’s Why

If you’re a fan of any HGTV shows, you’ve probably seen homes staged beautifully before being put up for sale. But it’s not just the TV personalities who are taking this approach. Increasingly, people selling their homes are hiring expert stagers – and are finding it’s well worth the cost.


A new survey by the National Association of Realtors finds that 25% of agents representing home buyers last month said staging increased offers by up to 5%. Using NAR’s March median price of $259,400, that’s an increase of $12,970 on average.


Another 12% of agents said that it increased offers by up to 10%, or $25,940!


NAR agents representing sellers put an even higher dollar value on home staging. About 22% of those surveyed reported a bump in sales price of up to 5%, 17% reported an increase of up to 10%, and 2% reported a payback of up to 20%. On a median-priced home, that’s a cool $51,880.


Here are some other fun facts that we learned from the NAR survey.


When deciding which homes to stage, 28% of sellers’ agents said that they believe in staging ALL listings. Some agents will assist directly with staging, whereas 45% of realtors said that they won’t get involved but will be happy to advise sellers on how to declutter and spruce up their home on a budget. Roughly 1 in 10 agents said they only stage homes that are difficult to sell and conversely, nearly 1 in 10 agents said they only stage homes in the higher-priced brackets.


“Buying a house is more than a financial decision – it’s an emotional decision as well,” explains NAR President John Smaby. “Realtors have the expertise and local market knowledge to know which properties and specific rooms will benefit the most from staging.”


So if you’re planning to sell your West Chester or Liberty Township home this year, where should you begin?


Almost half of the survey respondents said they give top priority to staging the living rooms, followed by the master bedroom and then the kitchen. This makes a lot of sense: when shopping for West Chester or Liberty Township homes for sale, homebuyers want help envisioning what it would be like to live in a clean, comfortable home. They want to picture themselves cozying up with their family on the couch, or hosting football Sundays for their friends. They want to see a bedroom that is warm and inviting, where they would feel comfortable retiring to at the end of a long day.


The West Chester and Liberty Township real estate market is already highly active, but home staging can help homes move even quicker. More than half of the sellers’ agents surveyed by NAR said that staging decreases the amount of time a home spends of the market.
